The following services are a legal requirement for landlords and are offered by us at an additional cost:
Energy Performance Certificate (EPC)
An Energy Performance Certificate is a guide that potential tenants get when they look at a property. It shows how efficiently a home uses energy, the cost of running a home and recommendations of how to improve the energy efficiency of the property.
This must be renewed every 10 years.
Landlord Gas Safety Certificate (LGS)
By law, under the Gas Safety (Installation and Use) Regulations 1998, it is the landlord’s responsibility to have a Landlord Gas Safety Certificate. This must be completed by a Gas Safe Registered engineer for all pipe work, gas appliances and flues installed at your property. There must be a CO alarm installed at each gas appliance any any room that the boiler flue passes through.
This must be renewed 12 months.
Electrical Installation Condition Report (EICR)
An Electrical Installation Condition Report (EICR) is a formal document that is produced following an assessment of the electrical installation within a property. It must be carried out by a Registered Electrician who has a good working knowledge and experience of electrical installations. The EICR will highlight any potential dangers within the property. It is the landlord’s responsibility to ensure that any potential dangers are rectified.
This must be renewed every 5 years.
Portable Appliance Testing
A Portable Appliance Test (PAT) is the name of a process in the United Kingdom, the Republic of Ireland, New Zealand and Australia by which portable electrical appliances are routinely checked for safety.
This must be renewed 12 months.
Hard Wired/Interlinked Smoke/Heat Detector
It is legislation that all properties have a hardwired & interlinked smoke detectors fitted in the main public room and any hallway/Landing, as well as a heat detector in the kitchen.
These must be renewed as per the manufacturer’s expiry date.
Legionnaire Risk Assessment
There is a legal duty for landlords to assess and control the risk of exposure to legionella bacteria. This must be carried out and measures put in place to control and minimise the risk of Legionnaires disease.
The following additional services are a Parkhill Tenancy Requirement and are offered by us at an additional cost:
Prior to tenant moving in, a detailed inventory must be created. This involves going through the property taking note of absolutely everything that is in the property as well as the condition & cleanliness of everything (including walls, skirting’s, doors etc). We will also take dated photographs of everything. Whilst completing the inventory all meter readings, meter serial numbers & locations will be noted. The inventory is then checked at outgo noting any changes (above fair wear and tear) and any cleaning etc required.
As part of the application process we complete a ‘Right to Rent’ Check, a Credit Check and a Detailed Reference Check to determine whether potential tenants will be suitable for the property. These checks are in place to minimize the risk to the landlord.
The check includes:
* ‘Right to Rent’ Check – this is a legal requirement and must be done by all landlords / leasing agents for any potential tenants. This is a check of residential documents to ensure the potential tenant has a right to reside within the UK.
* Credit Check – a check of all previous and current CCJ’s to ascertain a credit score.
* Detailed Reference Check – a check with the current employer to make sure the potential tenant is employed on a permanent basis & their income meets the affordability check and a check with the previous landlord (If Applicable) to ensure that rent was paid in full & on time, and that the potential tenant conducted their tenancy in an acceptable manner.
Notice to Quit
At Parkhill we can serve a notice to quit at your request, on your behalf. This is a document served on the tenant to ask them to leave the property at the end of the current lease or where the lease has been broken by the tenant.

Parkhill Property Preparation (PPP)
Our PPP service is a property dressing service in order to get the most out of marketing your property. We will dress the property up prior to taking any marketing photos & leave the property dressed for all viewings. All dressings will be removed once property has been let.
Vacant Property Check
Should your property be sitting empty for more than 30 days you can be rest assured that we will carry out a weekly inspection and send you an inspection report.
Pre Marketing Deep Clean
Our team of experienced cleaners will give the property a thorough clean throughout prior to any marketing photos being taken.
Our contracted photographer will be sure to capture the best of your property, in order to put it ahead of the rest in this currently demanding property market.
